Predictions are made at the census-tract level. Individual property suggestions are based on similarity to past property characteristics of permits. A call counts as a hit when the predicted figure lands within 15% of the true count, or when the tract's predicted rank lands within 10 places of its actual rank within a city.

Permits cluster. A neighborhood's recent same-trade activity, its housing stock age and its income profile all move together. We map and analyze these trends.**
For each tract and work type the model discovers invisible trends and puts a number on how many homes are likely to pull a permit, and what that work is worth.
*Some metros do not make new data public every day. We check and pull new data daily as it updates.
